In leasehold block management, every Management Company is different. Understanding the responsibilities and the pain points of our clients, is crucial to our service approach. Every management company is acting on behalf of the leaseholders, and so it’s important for us to understand their needs and concerns too.
Clarity
Additional fees are often charged by agents to both the Management Company and the Leaseholders directly. If an agent doesn’t tell you what they are charging the leaseholders for certain services, such as for property sale packs, then they can make these fees substantial, in order to subsidise their headline agent fees. We believe in transparency – no hidden fees, no hidden costs – just clear and honest communication.
Longevity
Complacency is a big hidden cost to Management Companies. A complacent agent might think “Why shop around for good deals when we get paid the same either way?”. We have identified £tens of thousands in savings for the blocks we represent. We won’t get paid more for the extra effort, but we hope to maintain our service with each block for years to come.

MMAV Management; Mathew Malone and Aiken Verschuur, have had a long history leading to MMAV management.
Mathew has spent the last 15 years working in block management as a Head of Block Maintenance and has worked with hundreds of Management Companies. To Mathew, it is not just maintenance; it’s Asset Management, basing his success on asking how you can increase the value of leaseholder’s properties whilst keeping residents happy.
Aiken was a Director at one of the highest client rated law firms in the country, directly responsible for millions of client cases across his decade long career and responsible for client satisfaction and procedures across services such as litigation and conveyancing, as well designing systems.
Both are leaseholders in the same block of flats and were voted in as voluntary directors of the Management Company in 2020, after excessive costs and unfair practices were discovered. From this position, they were responsible for hiring the managing agents to run the block. With their experience, however, they chose not to take a back seat, and remained proactive in servicing the block alongside the agents, managing to find £tens of thousands in savings, lowered service charge fees and improved the maintenance and features of the block – all while fighting a legal battle to ensure the rights of the leaseholders remained with the leaseholders and the managing company (and won in court!).
Over the course of the next 6 years, they oversaw the work of several different agents, and found themselves having to perform much of the tasks and resolving complex issues themselves. In 2026, when the incumbent agent decided that they were not willing to compete for the upcoming year’s contract, the decision was made to build their own agent company, factoring in their decades of combined skills and knowledge, as well as the challenges they had faced.
This decision came from the same place that all their decisions had come before; what is best for the leaseholders and their Management Company.

What does MMAV Management do?
MMAV Management provides residential block and estate management services, helping leaseholders and management companies maintain safe, compliant, and well-managed properties.
How do I raise a maintenance request?
Each block we manage has a dedicated area on our website. Find your block on our Serviced Block page here, select your block and navigate to the the “Maintenance Request” form.
Do you manage small residential blocks?
Yes. We work with a range of residential developments, including smaller blocks and estates requiring professional management support.
How does a Managing Agent fit into my leasehold responsibilities?
By owning a leasehold, you will have agreed to pay service charges to a Management Company named in your lease, in order for the Management Company to maintain the block and the communal areas. A Managing Agent is appointed by the Management Company in order to perform those duties and to assist in collecting the service charges.
